It is said that the best way to store wealth and sustain it, is to invest in it. So investment is about putting your savings into an alternative uses which brings returns in the form of profit, interest or capital growth.

One can invest on earth in many ways:
 You could acquire a parcel of land and add value to it or develop it;
 You can buy an already developed structure such as, warehouse, recreational facility commercial and residential property; or
 You can buy an unfinished property renovate it, refurbish it, rehabilitate it, restructure it or remodel it.
Your choice will depend on your investment priorities and, this will differ across the investment options.
Although Needless to call attention of having clear cut objectives and goals, but the result you will have is determined on the intentions of investing.

Three major factors are considered in any real estate investment undertakings. These factors are inherently important for any size, small scale, medium and mega Projects.

1. CAPITAL -This is the principal investment factor upon which all other factors centered. Knowing the readily available capital for investment can guide informed decision making. You must determine the amount you intend investing and also make necessary arrangement for an alternative capital pool. If you caught stock along the line you can appropriately make subtle option for reinvestment. Not considering the amount required for certain ventures leads to projects failure and abandoning. Building a new structure from scratch require uninterrupted budget while buying a finish house involve one lump sum which is even bigger. On the other hand acquiring a structure that needs upgrade or renovation and refurbishment, the capital depends on the present condition, to what use you want to put it into and the location of the property.

2. INVESTMENT POOL Within the different areas of investment on earth as mentioned above. Careful thought must be given to which area is most appropriate to investment given the answers you have for the other factors considered in this write up. Investing on undeveloped land, the price might not be too high depending on the location of the land. However, the period to develop it is significantly important. The decision as to which uses the property is put into, directly depends on the property location. Largely, properties located at the Central Business District [(CBD) Major road from Up gun- Lumley] are used for shops, offices and residential; while those located in the west are frequently used for residential & office purposes attracting offices and foreign officials. Those located in the far west are mainly used for residential. However, houses located around recreational vicinity (Beaches) attract special client (diplomat and foreign individuals). This alone will not determine the kind of uses it will be put into or which kind of customer it will attracts. But the finishes given to the property will also contribute to ensure it is sufficiently eye-catching.

Among the several dignitaries invited to honor this occasion including, the President of the Republic of Sierra Leone His Excellency Dr. Ernest Bai Koroma, Minister of Tourism Mr. Sidi Yayah Tunis, Minister of Youth Affairs Mr. Bai Mahmoud Bangura, Ambassador at large Hon. Alpha Kanu, His Excellency the ambassador of the Islamic Republic of Iran and His Excellency the Ambassador of Egypt to mention but a few, Global Salone was featured among the existing real estate companies operating in Sierra Leone.
Giving spices to the occasion, the chairman who happens to be the deputy Director of Communication, NASSIT, Desmond Benya, was so fantastic and accurate. He heighten the occasion with his eloquent pitches and comical tales
It was indeed a spectacular event full of tremendous programme and exciting presentations made by one speaker and the other.
The drama series and performances was an amazing part of this August occasion as they relax the minds and leave the audience with an ending satisfaction

Sierra Leone like any other developing country has a huge percentage of it citizens living outside the country either as permanent residence, on job contract, family visit, business trip, tour or holiday. Sizeable number of these population owned property back home via one means or the other. It could be an inherited property (willed from parent to children, family member, close friends or adopted son or daughter) or acquired property through purchase or leasehold (Government lease or private lease) etc. Whether this property is acquired via any means they can be put into two uses:
Reserved or developed for residential (family or private inhabitation); maintain or build to attract commercial benefit (let out in return for money) or sold to property investor/developers/individual. Those property which are put into commercial use or design and constructed to be let out to tenant needs to be properly managed to harness it value and maximise its returns.
Before we discuss further on the ways to manage your property, I will like to draw your attention to two facts about these properties:
 Your property become commercial item/commodity the very day you chose to list it for rental, sale, or lease thus all factors surrounding ideal commercial transactions should be applied to it.
